Beginning with a career in Human Resources for over 8 years, Julie realised her latent passion by founding KW Home Staging & Redesign.  The principles she uses in home staging for real estate are a natural fallout of her interests and experience in buying and selling homes, and undertaking her own home renovations over the years.  Julie and husband Chris are local real estate investors, owning and managing multiple residential dwellings in Kitchener-Waterloo.  

 

On the Home Staging side, the mission of KW Home Staging & Redesign is to help improve the property's appeal by transforming it into an attractive product that would appeal to the broadest spectrum of buyers.  The company, specializing in owner-occupied listings, takes a bit of a unique person-centered approach to home staging.  Julie explains,

 

"The way I see home staging for occupied listings is a bit toned down from what people expect.  My focus is on the Consultation and detailing the preparation required in getting a house ready for sale.  This could mean focusing on any combination of requirements including updates, repairs, decluttering, furniture rearrangment, organization and storage solutions.  I guide clients in making the best investment choices to maximize the ROI on their property.  'Showcasing' happens later, and in extreme cases like we see on TV, living in a showhome isn't always practical for individuals and families still living in the home.  I recognize that and understand that.  I talk my clients through their options for both the preparation and showcasing and come up with realistic and achievable goals; I provide practical solutions to help keep the house looking its best for both the listing photos, and while it's listed".

 

Another of the company's goals is to have their clients incorporate the tips and suggestions from selling their house into their new places, too.  "A great secondary benefit to what I'm teaching is not only 'how to prepare your house for sale to appeal to the mass market' but how to live simpler, better, and happier in your new space, too, using the very same philosophies".

In 2011 Julie helped design her family home with every detail in mind - Every space, measurement, closet, drawer and cupboard was deliberate, intentional and meticulously planned.  "It was the best experience working with our builder and having the opporunity to do it this way - I was more than thrilled with the result!"  She jokes, "I'm not sure that my husband was so thrilled that he lost a foot from his workshop to accommodate my larger mudroom, though." Several years later, they moved to Conestogo, where they are currently transforming their 1970s home. one step at a time. "You wouldn't believe it's the same place; I love a good before & after".

 

 

Julie was born and raised amongst a large supportive extended family in Timmins, Ontario and later graduated from the University of Waterloo, where she met her husband Chris.  Chris and Julie have two small children who never fail to put a smile on their faces each day!
