Home Staging Consultation (in-home):
$230 + HST

This service is the starting point in preparing a property for sale. Home sellers will receive expert recommendations on how to present their property at its best and gain an understanding of what is ideal to complete before the property goes on the market. This comprehensive in-home Home Staging Consultation (up to 2 hrs) will cover topics such as:

  • suggested updates, upgrades and repairs that will benefit the property for resale

  • review of materials, finishes & fixtures (for updates/renovations)

  • proper furniture layout and placement to accurately showcase each space

  • cleaning, decluttering and depersonalizing requirements

  • practical tips for organization and storage

  • decor assessment

  • colour consultation (paint colours)

  • trusted tips, tricks and expert advice on how to improve the property's marketability

  • access to trade professional referrals and trade discounts (i.e. paint, carpet cleaning, flooring, lighting)

HOME STAGING
Additional Services for (Owner-Occupied Homes):
$200 + HST

Photo Prep Service: Book a "Photo Prep" session for the hours leading up to listing photos! This service helps ensure optimal styling and placement of a seller's existing items prior to their professional photo session. $200 + HST | up to 2hrs.

This service is for light hands-on staging. All heavy furniture and items should be relocated, per the recommendations from the initial Home Staging Consultation.

Pre-Listing Review: A return visit prior to listing to review the work performed since the Home Staging Consultation. Beneficial when a sufficient amount of time has elapsed since the initial Home Staging Consultation. Light hands-on staging may be performed during this visit. $200 + HST | up to 2hrs

HOME STAGING
Staging Rentals (for Owner-Occupied Homes):
Starting at $1,000  before tax & delivery

The Staging Rentals service is available following the Home Staging Consultation in owner-occupied homes. In fully vacant properties, it all begins with the Vacant Property Assessment.

  • Rental furniture, accents, accessories/decor; carefully selected to compliment the unique features of the property and its target market

  • Comprehensive quote includes rentals for an initial one-month period, staging planning & design, pack & load, delivery, set-up, and de-stage. Rentals are renewable on a 2-week basis. 

  • Additional mileage fees apply for travel and time outside a 25km radius

  • Starting at $1,000 before tax & delivery

IMPORTANT: Please note there are limitations as to what can be rented in owner-occupied homes. I.e. soft elements such as rugs, upholstery, bedding, pillows, etc. will not be supplied in occupied homes.

HOME STAGING
Vacant Property Assessment (Vacant Home Staging):
$175+ HST

The first step in staging a Vacant Property is the Vacant Property Assessment: A visit to the property to take measurements, assess the staging requirements, and prepare a detailed staging plan and firm pricing.

  • Staging a vacant property typically starts at ~$3,500 (i.e. small home).  Please inquire for a ballpark figure or schedule our Vacant Property Assessment for a firm plan & pricing.

  • Firm pricing will be provided within 48 hours from the Vacant Property Assessment

  • The lead time from acceptance of the quote to staging the property is a minimum of 5 business days 

  • The fee for the Vacant Property Assessment is eligible for partial credit on the final staging invoice

Important note: If there is any amount of furniture to work with and/or for recommendations on the property (paint colours, updates), please schedule the Home Staging Consultation.

DESIGN SERVICES
Design Consultation (in-home):
$250 + HST

Design Consultation: Up to 2 hrs on-site - tailored to our clients' needs. This service can be used for:

  • Professional advice for your home renovation project;

  • To review interior finishes/fixtures and/or paint colours in consideration to ensure your project is headed in the right direction;

  • To seek advice on today's styles, top trends, and interior finishes, and find out where to shop;

  • To ensure that the money you invest in your upcoming home renovations is spent in the best areas, and provides you with the greatest return (if resale is a consideration).

The Design Consultation comes complete with trade professional referrals and designer discounts through our local supplier partners (i.e. paint, area rugs, tile & wood flooring).

Need more help? The Design Consultation is also used as the first step to discuss your needs for a more detailed design service. We would meet to review the project requirements and gather the information required for quoting additional services. Where the Design Consultation is served solely for the purpose of gathering information for additional services, a partial credit for the Design Consultation will be provided on the final invoice.

Ask anything! Online Design Advice serves as Q&A-style guidance on any topic(s) pertaining to interior finishes, styles/trends, paint colours, and more. Some common topics include:

  • Suggestions for paint colours (for walls, accent walls, cabinets)

  • Style of light fixture, faucets, cabinet hardware

  • Material or style of countertops, flooring, backsplash

  • Review of or feedback on interior finishes in consideration

This service can be performed via e-mail, phone, or video conferencing. Securing a booking time allows dedication and timely attention to your questions and needs! Billing will reflect time dedicated to the project/task needs.

Note: Paint colour questions? Get large paint colour samples shipped directly to your door (Benjamin Moore & Sherwin-Williams Paints) | Included with this service!
